Florida Tenants Rights

Under Section 83 of the Florida Statutes, a tenant is guaranteed a well-maintained place to live. The Property Maintenance Code requires that landlords comply with its regulations, which ensures that the property a landlord rents to tenants must have hot water, at least one functional toilet, a roof that doesn't leak, weather-proof windows and doors, garbage bins, and other requirements. If the landlord fails to comply with the Code, a tenant has the right to file a complaint with the Code Enforcement Branch. 

A tenant should always demand a written lease from a landlord in order to be protected from rental hikes and evictions. A written lease between a landlord and a tenant is a legally binding contract.
